Referral Program

$250 Property Management Referral Program

*for Active Real Estate Agents

You Refer the Management. We Protect the Relationship.

Have a client who needs professional property management but you don’t want to lose the relationship you’ve built with them?

Refer them to SNP Property Management.

When a qualifying new property-management client comes to us through you, we pay a $250 referral fee to your brokerage once the first month’s rent has been received with a tenant in place.

More importantly, we respect the relationship you already have with your client.

Property Management Without Giving Away Your Future Client

For many real estate agents, property management creates an awkward decision.

Your client needs help managing a rental, but you don’t provide property-management services yourself. You want to connect them with someone capable of taking care of the property—but you also don’t want that introduction to cost you the relationship when the owner eventually decides to sell.

That’s exactly what this program is designed to address.

SNP Property Management gives your client a professional, local property-management resource while keeping you connected to the relationship you worked to build.

The SNP Difference

When you refer a property-management client to us:

  • Your brokerage earns $250 for a qualifying new owner referral.
  • Your client receives professional property-management support from a local Northern Nevada team.
  • We permanently record you as the originating referring agent.
  • We do not intentionally use the property-management relationship to displace you from the future sales opportunity.
  • If your client tells us they’re considering selling, our intention is to reconnect them with you.
  • The property owner always retains the right to choose who represents them.

It’s a straightforward solution:

You handle the sale. We’ll handle everything in between.

How the Referral Program Works

1. Refer Your Client

Complete the referral form below with your information, your brokerage and the property owner’s contact information.

2. We Take It From There

The SNP Property Management team will contact the owner, discuss the property and determine whether the management opportunity is a good fit.

3. We Manage the Property

If the owner moves forward, SNP handles the property-management relationship professionally and locally.

4. Your Brokerage Receives $250

The referral qualifies once the owner is onboarded, a tenant is in place and SNP receives the first month’s rent.

The $250 referral fee is then paid to the brokerage with which you are affiliated at the time payment is issued, generally within 30 days of the qualifying event.

5. We Protect the Relationship

We keep your referral permanently documented.

If the owner later tells us they’re considering selling, our intention is to reconnect them with you rather than use the property-management relationship to take over your sales client.

What If My Client Owns More Than One Property?

The $250 referral fee is paid per referred owner, not per property or rental unit.

If you refer one owner who places multiple properties under SNP management, the referral earns one $250 fee.

The first qualifying property to have a tenant in place and first month’s rent received triggers the referral payment.

Refer a different owner and you may qualify for another $250 referral fee.

Client Relationship Protection Commitment

Your relationship with your client matters.

Sierra Nevada Properties will record the originating agent and brokerage associated with each qualifying referral and will not intentionally use the property-management relationship to displace the referring agent for the future sale of the referred owner’s property.

If SNP becomes aware that the owner intends to sell, our intention is to reconnect the owner with the originating referring agent, provided that agent remains appropriately licensed and legally able to represent the owner.

The Owner Always Has the Final Choice

The property owner retains the unrestricted right to choose their real estate representation.

If the owner specifically declines to work with the originating agent and asks SNP to represent them instead, SNP may honor the owner’s decision.

In that situation, if the property is subsequently listed and sold through SNP, SNP’s current program policy provides for a referral fee equal to 25% of the gross listing-side commission actually received by SNP, paid to the brokerage with which the originating agent is affiliated at the time the referral compensation is issued, subject to applicable licensing requirements.

Referral Program Terms & Conditions

1. Program Overview

The Sierra Nevada Properties Property Management Realtor Referral Program provides a $250 referral fee for qualifying new property-management owners referred to SNP Property Management by eligible licensed real estate professionals.

Participation in the program constitutes acceptance of these Terms & Conditions.

2. Referral Fee

The referral fee is $250 per qualifying referred owner.

The referral fee is based on the owner/client relationship and is not calculated per individual property, rental unit, monthly rent, management fee or property value.

An owner who places multiple properties under SNP management as part of the same referral relationship qualifies for one $250 referral fee.

3. Eligible Referring Professionals

The program is intended for appropriately licensed real estate professionals who are legally eligible to participate in a real estate referral.

The referring agent must provide accurate information regarding their current brokerage and license status.

Referral compensation will be paid to the licensed real estate brokerage with which the referring agent is affiliated at the time payment is issued, rather than directly to the individual agent.

Payment remains subject to applicable real estate licensing laws, brokerage requirements and verification of license status.

4. Qualifying Referral

A referral qualifies when:

1. SNP receives and documents the referral;

2. The referred owner is not already onboarded as an SNP Property Management client;

3. SNP accepts the owner and property for management;

4. the required property-management agreement is executed;

5. SNP begins managing the property.

6. A tenant is in place; and

7. SNP receives the first month’s rent for the referred property.

The referral fee does not become payable merely because a lead or contact is submitted.

5. Referral Payment

Once the qualifying conditions have been satisfied, SNP will process the $250 referral fee within 30 days.

The fee will be paid to the brokerage with which the referring agent is affiliated when the payment is issued.

Any division or distribution of the referral fee between the brokerage and its agent is governed by that brokerage’s policies and agreements.

6. Existing SNP Property Management Clients

No referral fee is earned for an owner who has already been onboarded as an SNP Property Management client before SNP receives the referral.

7. Duplicate Referrals

If the same owner is referred by more than one real estate professional, the referral will generally be credited to the first complete and documented referral received by SNP.

SNP’s records will determine the date and time a referral was received.

8. Multiple Properties

The referral fee is paid per owner rather than per property.

If an owner places multiple properties under management, the first property satisfying the program’s qualification requirements—including receipt of first month’s rent with a tenant in place—triggers the single $250 owner referral payment.

9. Property Acceptance

SNP retains sole discretion to determine whether an owner or property is appropriate for its property-management services.

Submission of a referral does not obligate SNP to accept a property for management.

If SNP declines the opportunity or the owner does not become a qualifying SNP Property Management client, no referral fee is earned.

10. Client Relationship Protection Commitment

SNP recognizes that a referred property owner may have an established professional relationship with the referring agent.

SNP will maintain a record of the originating agent and brokerage and will not intentionally use the property-management relationship to displace the referring agent for the future sale of the referred owner’s property.

If SNP becomes aware that the owner is considering selling, SNP’s intention is to reconnect the owner with the originating referring agent, provided that the agent remains appropriately licensed and legally eligible to represent the owner at that time.

11. Owner’s Right to Choose Representation

The owner retains the unrestricted right to choose their real estate professional and brokerage.

Nothing in this referral program creates a future listing agreement, exclusive agency relationship or obligation requiring the owner to work with the originating agent, SNP or any other real estate professional.

If the owner expressly declines to work with the originating agent or affirmatively requests different representation, SNP may respect and act in accordance with the owner’s decision.

When reasonably practicable, SNP will document that decision in its referral records.

12. Resale Referral Compensation

If the owner declines to work with the originating agent, subsequently lists the referred property with Sierra Nevada Properties and the transaction closes, SNP’s current program policy provides for a referral fee equal to 25% of the gross listing-side commission actually received by SNP from the completed sale.

The referral fee will be paid to the licensed brokerage with which the originating referring agent is affiliated at the time the referral compensation is issued.

The originating agent must remain appropriately licensed and otherwise legally eligible for referral compensation.

All compensation remains subject to applicable real estate licensing laws and brokerage requirements.

13. Changes in Brokerage

If the originating agent changes brokerages before the $250 property-management referral payment or any future resale referral compensation is issued, payment will be made to the brokerage with which the agent is properly affiliated at the time payment is issued.

14. License Status

The referring agent must remain legally eligible to receive referral compensation when payment is issued.

If the originating agent is no longer licensed, is inactive or otherwise cannot legally participate in the referral transaction, SNP may refer the matter to its Broker for determination in accordance with applicable law.

15. Referring Agent Authorization

By submitting a referral, the referring agent represents that they are permitted to provide the owner’s contact information to SNP for purposes of discussing property-management services.

16. Property Management Relationship

The referring agent does not become a party to the property-management agreement and does not acquire authority to direct SNP’s management of the property merely by making the referral.

SNP is responsible for evaluating and managing accepted properties in accordance with its property-management agreements, policies and applicable law.

17. Program Changes

Sierra Nevada Properties reserves the right to modify, suspend or discontinue the referral program prospectively.

Changes will not eliminate a referral fee that has already been earned under the terms applicable at the time the referral qualified.

18. Applicable Law and Broker Review

All referrals, payments and real estate activities under this program are subject to applicable licensing laws, regulations and brokerage requirements.

Where a program term conflicts with applicable law or mandatory brokerage requirements, applicable law and brokerage requirements control.

SNP may refer questions regarding referral eligibility, compensation or unusual circumstances to its Broker for final review.
