How much will my property rent for?
We run a comparative market analysis for every property we onboard — pulling recent leases, active listings, and seasonal trends across your specific neighborhood. You get a data-backed rent recommendation before you ever sign an agreement with us, free of charge.
What does property management cost?
Our management fee is a straightforward percentage of collected rent — no leasing fee double-dips, no markup on maintenance, no hidden charges. Fees vary based on property type and service level; the agreement spells out every number before you sign.
How do you screen tenants?
Every adult applicant undergoes credit, criminal background, eviction, income, employment, and prior-landlord checks — conducted in compliance with Fair Housing and Nevada law. We walk you through our recommendation on every applicant before a lease is signed; the final approval is yours.
How long does it take to find a tenant?
Typical days-on-market in our area runs 14–30 days for a well-priced, move-in-ready home — though
seasonality, condition, and price all play a role. We start marketing the day your agreement is signed and your property is rent-ready, and we report showing activity weekly so you’re never guessing.
How do you handle maintenance requests?
Tenants submit requests through our 24/7 portal; routine items are dispatched to vetted vendors with no
markup from us. Anything over a pre-agreed threshold gets a call or email to you first — with photos and a quote — so you stay in control of larger spend.
When do I get paid?
Owner draws are processed by our in-house accounting team via direct deposit, once tenant rent has cleared.
You’ll receive a detailed monthly statement plus year-end 1099 and tax-ready ledgers — handled by the same people who manage your property, not an outsourced back office.
What happens if a tenant stops paying?
We follow Nevada’s NRS Chapter 118A timeline strictly — pay-or-quit notices are served the moment they’re
due, and we coordinate directly with eviction counsel if a case needs to be filed. You’re kept informed every
step, and we work to minimize vacancy with same-week relisting once the unit is recovered.
