How do I apply for a rental?

Browse current listings and apply online through our resident portal — every adult who will live in the home
(18+) submits a separate application. A non-refundable application fee per applicant covers credit, criminal
background, eviction, income, employment, and prior-landlord checks. Applications are reviewed in the order they’re received.

Application requirements

We typically look for verifiable monthly income of at least [3×] the rent, a clean rental history (no recent
evictions), and credit/background that meets the property owner’s criteria. You’ll provide ID, recent pay stubs or proof of income, and contact info for current and prior landlords. Every applicant is screened in compliance with Fair Housing and Nevada law.

Do you allow pets?

Pet policies are set by each property owner and vary listing-to-listing — every active listing notes whether
pets are accepted, along with any breed, weight, or count limits. Where pets are allowed, expect a pet deposit and/or monthly pet rent in addition to standard fees. Service animals and emotional support animals are accommodated per Fair Housing law regardless of the pet policy

How do I pay rent?

Rent is paid online through your tenant portal — ACH from a bank account is typically free, and debit/credit
cards are accepted with a processing fee. Rent is due on the 1st of each month; late fees apply per your lease
terms. Your portal also stores full payment history for easy reference.

How do I report a maintenance issue?

Submit non-emergency requests anytime through your tenant portal — add photos and a description, and you’ll receive updates as the work order progresses. For emergencies (active flooding, gas leak, no heat in winter, no AC in extreme heat, lockouts, anything threatening safety or property), call the 24/7 emergency line listed in your lease.

How do I get my security deposit back?

Per Nevada law (NRS 118A.242), we return security deposits within 30 days of move-out, along with an itemized statement of any deductions for damage beyond normal wear-and-tear. Following the move-out checklist in your lease — clean unit, all keys returned, forwarding address on file — is the fastest path to a full return.

What happens at the end of my lease?

We reach out [60–90] days before your lease expires with renewal terms, including any rent adjustment for the next term. If you’re not renewing, you’ll provide written notice as specified in your lease, and we’ll schedule a move-out walkthrough. If you need to end your lease early, talk to us as soon as possible — we’ll walk through the options available under your lease and Nevada law.
